Who can sit this exam
You need an active real estate license for at least 3 of the last 5 years. On top of that experience, you need one of three education routes: the 60-hour GREC approved Broker Prelicense Course, 15 quarter hours or 9 semester hours of qualifying real estate coursework from an accredited college or university, or a 60-hour broker course approved by another state's real estate regulator.
Confirm with GREC that your experience and coursework qualify before you register with PSI. A school or a study site cannot make that call for you.

The Georgia Broker Supplement
The Georgia portion of the broker exam has 48 questions in three areas. State law and rules carries 31 of them, covering unfair practices, trust accounts, substantive regulations, the Real Estate Recovery Fund, and the complaints and hearing process. Management carries 12, and closing and calculations carries 5.
That weighting tells you where to spend your time. Nearly two thirds of the portion is Georgia law and GREC rules, and a broker is expected to know them from the side of the person who answers for them: who holds trust funds, what the records must show, and what happens when a complaint reaches the Commission.

What the national broker portion looks like
The national broker exam includes scenario-based questions that can offer up to eight answer options. Each has a single best answer, and responses are weighted and scored 0, 1 or 2 points rather than simply right or wrong.
The mock exam on this site uses standard four-option questions. It covers the same subject matter but does not reproduce that format exactly, so read the PSI bulletin's description of these items before exam day.
For the exact number of questions, the time allowed and the passing score, go to the current PSI Georgia Real Estate Candidate Information Bulletin. The mock exam here assumes figures that match the salesperson exam until PSI confirms them.
After you pass
PSI issues the broker license as active only if you are affiliating with a firm as an associate broker. Everyone else receives it on inactive status.
To open your own firm or become a qualifying broker, you then apply to the Commission separately. Passing the exam does not by itself let you run a brokerage.
